The current real estate market and credit environment has created a struggle for many developers, their equity partners and lenders to manage their financial positions.

In midst of these challenging conditions, Interforum Holdings has created an investment approach to acquire, develop, and if necessary, recapitalize unique real estate opportunities in Illinois. Interforum will bring its development and management expertise to strategic under-performing real estate projects, while providing equity investments to these key projects resulting in considerable value to these investments.

Location

We concentrate on specific infill locations with a heightened focus on supply constrained, urban markets and other regions with historical high-demand-low-inventory supply. Our focus is concentrated on opportunities in Chicago Metropolitan area.

Investment Type and Character

Our success in infill projects has proven there is a built-in market and attraction in these types of locations; as such our main focus will be in these locales that demonstrate inimitable and persuasive attributes. Our main strategy is to pursue investments in fee simple real estate, leaseholds, and mortgages, especially in cases where entitlement, development, leasing, and addition of management expertise can add value. Interforum invests across a broad range of asset types and at all points in the capital structure. Investments typically involve the purchase of assets that we believe are undervalued or inefficiently managed or financed, in particular assets that are valued at a significant discount to replacement cost or can be developed to higher and better use. Our activities include purchasing, selling or developing retail, luxury rental properties, completing unfinished condo projects or master planned communities, acquisition of run down multi-family properties. With its vast experience, Interforum has the acumen and management capability of complex and complicated development projects.
